Any plumbers??? Advice needed...
Hi, would appreciate it if any plumbers on here could offer some advice on a central heating issue I have.

Basically it seems that went some work was carried out on our house before we moved in, a return valve was fitted in the wrong place on the pipework. This means that when our hot water is turned on, the radiators get hot. The hot water is entering the radiators the wrong way.

I've been told if I can locate where this valve is, it's a small job to put right. The problem is finding it....

How much am I looking at paying for someone to track this down under the floor boards etc.? I assume it could take a while to find...

Cheers

Thanks for the advice guys, I've got a local plumber coming on Tuesday to access and let me know what he thinks it is. I'll run it by you lot to make sure I'm not being ripped off.

I know you're all on tender hooks, but don't lose any sleep over it :-)

Motorised valve is more likely to be next to the hot water cylinder not the boiler.
It's an obvious one, but if it's a 2 port valve (in line), check to see if it has been manually left in permanent open position to the heating side. The small lever on the side, should move freely and not be hooked in the open position.
If you don't have a hot water cylinder / motorised valve then you've probably got a combination boiler. If you have a combi, it's likely the diverter valve is faulty and letting by.

Sounds like you have more than one heating circuit and a combi boiler.

Most likely either a 3 port valve that is letting by or a NRV that has either been wrongly installed or has failed.

Both of these should be near the boiler and not expensive to solve.

Try looking by/on the hot water cylinder for the valve.

Health warning: It's been over 25 years since I did any serious DIY.

Cheers guys. Don't seem to have to motorised valve that switches between how water and heating, at least it's not by the boiler if I do. I have cover with British gas and they say it's Def pipework issue that's been added to system. To their credit they said don't get us to do the work as it will be more expensive than local plumber.

Faulty Ball Cock, what address do I serve my invoice? Don't worry, I'm cheaper than Pimlico plumbers and will factor in a 10% discount as you are an iron.

Re: Any plumbers??? Advice needed...
Faulty motorised valve sticking or possibly wired incorrectly if you've had recent work done on it which coincided with the problem starting.

Re: Any plumbers??? Advice needed...
I'd probably go with a stuck (motorised) valve.

If you turn off all the upstairs radiators, do the downstairs ones then get (as) hot (as the upstairs ones did)?

Cheers for info. The radiators get really hot not just warm, but it's only most rads upstairs. Downstairs doesn't seem to be affected at all.

Not a plumber mate, but rates are £55-75 per hour

It shouldn't be under the floorboards - any valve should be in an accessible place.

Are the radiators getting hot (as if they were actually fully on) or just warm?

Assuming that you have a hot water cylinder then it might be the motorised valve that switches between hot water and hot water plus central heating. That should be located near the boiler. That might not be fully shutting when you don't have the radiators on.
